This sounds likeThe Hollow Kingdom to me.

It is about two girls, Kate and Emily, whose parents die. They go to live with their two elderly aunts and an uncle in a large country estate. However, the woods around the cabin aren't necessarily safe... Goblins reside there! As you described, most of the goblins are constrained to that area and also aren't able to enter sacred elven ground.

If you haven't read The Hollow Kingdom, which is a marvelous book, these spoilers really might ruin it for you. So beware... (view spoiler)[ Marak, the goblin king, is looking for a bride. He settles on the older sister, Kate. Understandable, Kate is horrified and decides to fight back. However, when her little sister Emily goes missing, Kate goes to Marak for help. (hide spoiler)]

Marak is a goblin with long "horse-hair" and two different-colored eyes. The book is geared toward teens and it is a series (though I only like the first book)
