What's the Name of That Book??? discussion

I read this book around 2015 and it is a thick book with (i think) a black cover and red writing.

A young woman who is the daughter of a policeman moves from her hometown to college into a room where the previous woman went missing. She starts to play detective and wants to figure out where she disappeared to.

The young woman knows when something bad will happen to people because she sees their face getting super pale white.

There's cult like scenarios where she dreams she's on stage with a vampire like cult leader... and someone is continuously watching her....

Can't remember anything else about this book! help!!
